The property is a Victorian mid terrace home in Stoke Newington, just off of the A10 Stoke Newington High Street.

The rear projection of the property had been rebuilt at some point in the last 45 years and the quality of the construction was poor, with no discernible structural connection with the main building. The replacement rear projection had also been built somewhat longer than any such rear projections at the neighbouring properties, which combined with the particularly small garden, created a fairly imbalanced property. As such one of the 1st key design strategies was to agree to reduce the length of the existing rear projection, back to that of the original building line. Despite this reduction to the overall floor area at both ground and first floor, it was agreed that this would give a better proportion of internal space, and also allow a small but fundamental increase to the size of the rear garden.

After this key strategy was agreed, the primary objective of the brief was to reconfigure the rear ground floor, including the partial infill of the side return, in order to provide a simple modern living & dining space, with significantly improved visual connection to the rear garden, and also a direct physical connection with the double reception space.

The existing basement area was also reconfigured to provide a simple utility and laundry area, together with dedicated bike storage and better organised general storage. A new compact ground floor WC was also provided.

At first floor a compact modern shower room was provided, together with general reconfiguration to the now slightly reduced 3rd bedroom. A new heating system was also integrated, with new radiators and general services and finishes upgrades throughout the property. A carefully coordinated palette of standard materials and products were then employed to provide a high performance & cost effective modern aesthetic.
