Lansdowne Road, London E17

Client: Family of four
Construction Cost: £120k
Duration: 22 weeks - Spring/ Summer 2019
Borough: Waltham Forest

The original property was a late Victorian 3 bedroom mid terrace house, which we previously worked with the client on, to convert the attic to add 2 bedrooms, whilst converting the original 3rd bedroom into a generous family bath and laundry room.

The 2nd phase of the project was to add a large wraparound side & rear extension to create a much more generous open plan kitchen and dining space, with much better visual and physical connection with the garden.

The planning department were fairly restrictive with regard to the permitted height along the neighbours flank, as such we had to create a lean-to side extension which joined, as seamlessly as possible, with a taller flat roofed rear extension.

Within this footprint we added extensive roof glazing, to maximise natural light into the new spaces, and also the original rear reception, which has become an informal family room. A large format window seat was also created to add additional seating to the rear dining area, which also benefits from a large framed view of the garden.

Specifications & finishes were coordinated with the client to provide a simple high quality finish which blended both modern and period ideas to provide a simple, legible and playful aesthetic.
