The property is a Victorian mid terrace family home in Leyton.

The principal objective was to extend into the side return to form a new open plan kitchen and dining space, with direct access to the rear reception room and garden. In addition to this primary requirement there were a number of smaller but fundamental aspects to the brief:

- separate the 2 reception rooms, re-forming a dedicated family living room to the front reception.
- reconfigure existing stair at first floor landing.
- remove chimney to 2nd bedroom
- extensive re-plastering and redecoration at ground and 1st floor.

Due to the size of the side infill extension, and the potential for the planning department to refuse a full infill, we took advantage of the recently introduce Larger Home Extension process, which under permitted development (and a Prior Approval application) allows for a 6m extension (as opposed to just 3m under standard Permitted Development Rights).

The Larger Home Extension was approved, however as this process is based on Permitted Development, the approval only allowed for the extension to be built fully within the application site, rather than straddling the boundary and forming a party wall (which in this situation is our recommended solution). With the Larger Home Extension in hand, we then submitted a Householder Planning Application, with the neighbours support, to build the extension straddling the boundary. This allows the construction of a formal party wall, in line with the strategy of the Victorian terrace houses, giving both properties the right to build from the shared party wall.

We then used a number of our preferred construction details and materials, together with some client specific materials and specifications, to provide a practical yet bespoke solution.
