The property is a Victorian mid terrace family home in Stoke Newington and forms the penultimate property in the terraced run, and due to the proximity with the perpendicular side road, the site was compressed and the rear projection and garden set at an acute angle relative to the main body of the house. The properties in the terrace ae also of limited width and floor to ceiling height, which led to a particularly constrained set of parameters to work with.
The principal objective was to extend into the side return to form a new open plan kitchen and dining space, with direct access to the main reception rooms and garden. Within this fairly simple brief we were also challenged to try and accommodate an independent laundry zone, separated form the main living spaces, and also to keep the new kitchen and dining area as light and spacious as possible.
Despite the existing spatial constraints, the planning department compounded these further by insisting on a smaller and lower extension than first applied for. This required substantive alterations to the design, and meant that we had to work extremely hard in order to realise the key ambitions of the brief.
By using a number of our standard design details, and a typically simple and economical material palette, we were able to achieve a compact, yet light and spacious extension, delivering all of the key functions and aspirations of the brief.
