The property is a Victorian mid terrace family home in Upper Clapton.
The principal objective was to upgrade the existing cold and dark kitchen and reconnect this with the rest of the family accommodation, providing a new single open plan kitchen and dining area with direct access to the new home office and existing main living area.
The secondary objective was to accommodate a new downstairs WC, utility room, dedicated bike store and also a new home office. Additional works were also carried out at first floor to remove a chimney breast and create a new, more spacious nursery room.
The extended kitchen/ dining area has been configured to provide distinct zones for each key aspect, with the main connection to the existing living space, and access to the garden, taken via the new 6m side infill extension, which was achieved under the temporary extension to householder permitted development rights. Double patio doors provide improved views and access to the garden, and a large format double window is provided to the kitchen allowing expansive views to the garden, improved ventilation, and a service hatch for dining alfresco, whilst deliberately not forming another access point which would have compromised the autonomy of the kitchen. Additional daylight is brought into the deepest part of the plan with the use of large format flat and pitched rooflights.
The utility room severs the existing hall connection to the original kitchen and creates an independent hub for utilities, bike storage, and greater privacy for the downstairs WC. The position of the bike store also makes entry and exit with a bike as direct as possible. Sliding pocket fire doors are then used to provide flexibility whilst also being spatially efficient, and meeting the relative aspects of Part B of the Building Regulations.
A simple palette of materials and standard products are used throughout, including a new, exposed brickwork flank wall, providing an efficient construction process whilst also creating a high quality and simple modern aesthetic.
