Following the sale of Thornby Road, and in a joint venture with our friends (and clients) from Kyverdale Road, we bought this vacant and decaying property at Auction in April 2013.

The attic conversion and general upgrades were designed within Permitted Development rights and the end product is a compact and efficient 4 bedroom family home.

In an attempt to improve both the aesthetic and thermal performance of the property, and also to avoid the much higher cost of replacement double glazed Sash windows, new single pane double glazed timber composite windows were installed throughout. In addition, thermal insulation was added to the roof, ground floor and all external and party walls. Due to the condition of the original property extensive renovations were required to the structure of the building, and in the end all internal walls, and every exposed internal finish (other than the existing staircase) were replaced.

The attic is converted to accommodate 2 characterful children's bedrooms, with both North and South facing rooflights allowing great views, increased daylighting and also effective cross ventilation. In addition a shared shower room and a bright spacious landing area with desk space are provided within the new dormer roof extension.

The size of the existing bathroom lent itself to accommodate not only a bathroom but also a comprehensive laundry and boiler room, thus allowing the removal of these noisier utilitarian functions from the new open plan kitchen, living and dining room spaces at ground floor.

Storage is integrated at each floor of the property enabling efficiency and order for the new inhabitants.

The property was bought at auction for £321k and the total project cost was approx. £150k. The house is currently being let to a young family of 5.
